Why does my state matter so much for property insurance?

Property insurers price based on catastrophe risk. Churches in hurricane-prone states like Florida and Louisiana can pay 40–60% more for property coverage than a similar church in Ohio. States with high hail, tornado, or wildfire exposure also see elevated rates. Some carriers have reduced or eliminated coverage in certain states entirely.

What is the difference between replacement cost and market value?

Market value (what you'd sell the property for) is almost always lower than replacement cost (what it would cost to rebuild from scratch). Insurance should cover replacement cost.
